Yuexiu Yuejing Terrace First Three Buildings Obtain Certificates, 135㎡ Large Unit Format Absent

On March 18, Yuexiu Yuejingtai in Tianhe obtained three pre-sale permits, marking the project’s first certification.

A total of 147 units, with a combined construction area of 15,100 square meters.

These are:

Building A7, 95 units, 25-story mid-high-rise, tower design, two elevators, four units per floor, with floor areas of approximately 90-100㎡.

Building A10, 26 units, 15-story small high-rise, slab building design, two elevators, two units per floor, with a floor area of about 115㎡.

Building A11, 26 units, 15-story small high-rise, slab building design, two elevators, two units per floor, with a floor area of approximately 115-118㎡.

According to Yuexiu’s previous plan, the first phase of Yuexiu Yuejingtai included Buildings A7, A8, and A10, with layouts covering approximately 90-100-115-135㎡ three- to four-bedroom units.

Now, among the three buildings certified, the main 135㎡ four-bedroom large units in Building A8 are missing.

The project site is on two adjacent residential plots in the Tianhe Tangtang area, acquired by Yuexiu at the end of October last year.

On the day of land acquisition, the project was registered, and over a month later, the project name was officially announced.

Yuexiu Hongjingtai is a project focusing on new regulations for low-density, renovated products. The entire project is divided by Zhongtangde Road into two plots, A and B.

With a total construction area of about 112,000㎡, it plans for 15 slab buildings and 6 tower buildings.

Plot A includes 14 residential buildings, consisting of 3 towers and 11 slab buildings; Plot B has 7 residential buildings, including 3 towers and 4 slab buildings.

The floor area ratio is only 2.1, targeting Tianhe upgrade buyers.

Currently, the Tangtang block and its surroundings lack “good houses,” and the arrival of Yuexiu Hongjingtai sets a new benchmark for the area.

However, there are some minor drawbacks to the project.

For example, it is relatively far from the subway, more than 20 minutes on foot, which may be inconvenient for daily subway commuting. Yuexiu is expected to have a dedicated subway connection, similar to many other less accessible developments in Guangzhou.

Additionally, the surrounding urban interface is relatively average.

Although education, commercial, and medical facilities are complete, the nearby factories and farmland make the area somewhat quiet, and the overall living atmosphere is even less lively than nearby Guangnan.

The developer of Yuexiu Hongjingtai is Guangzhou Tianyue Real Estate Development Co., Ltd., established in August 2022. It is also the project company for Yuexiu Tianhe and Yuefu.

In July 2022, Yuexiu topped the bid with a total price of 8.119 billion yuan to acquire the land parcels for Yuexiu Tianhe and Yuefu projects, after which this company was established.

The company’s chairman and manager is Fei Liutian.

He is the deputy general manager of Yuexiu Real Estate Guangzhou Regional Company and previously served as General Manager of Longfor Real Estate Jiangxi Company.
